Return on Investment (ROI) is an indicator representing the ratio between the net income and the cost of investment. It determines the efficiency of an investment.
➤ How to Calculate ROI?

To determine ROI when a property is sold:
(Sale Price – Total Cost) / Total Cost x 100
You buy a 100m² apartment with 2 bedrooms in Dubai Marina for $1,000,000. Sell it for $1,200,000 a year later. This is $200,000 in appreciation.
If you spent on:
▫️DLD registration fee, 4% of the cost – $40,000
▫️Service charges, $40 per m² annually – $4,000
▫️Renovations – $10,000
The total cost for the property would be $1,054,000
Profit: $1,200,000 – $1,054,000 = $146,000
Divide it by the total cost to get the ROI:
$146,000 / $1,054,000 x 100 = 13.9
ROI – 13.9%

To determine ROI when you rent your property out:
(Annual Rental Income – Annual Operating Expenses) / Total Cost x 100
Operating expenses include the costs of maintenance, utilities, insurance, etc.
You rent your apartment in Dubai Marina for $75,000 per year. $5,000 was spent per year on expenses.
Annual return: $75,000 – $5,000 = $70,000
Divide it by the total cost to get the ROI:
$70,000 / $1,050,000 x 100 = 6.7
ROI – 6.7%
