in 2011 when the Japanese earthquake happened the tsunami was still a couple feet high when it hit Santa Cruz and it did millions of dollars in damage to to the wharf. 1 foot is still going to do economic damage, but I'm not too worried about the bay

Last time I was in the area - around 2023 I think? - the Promenade was a ghost town. Probably something like 30% vacancies, and a lot of "we need something to fill this retail space" pop-ups
