Many are talking about Cairo. To be serious, it reflects the end state of nearly pure laissez-faire urbanism, or YIMBY.

In every nation, there is immense unmet demand to live in the largest city. Zoning, public parks, etc., essentially frustrate/deny some part of this demand.

If you allow the market to work without much restriction, the highest and best use of urban land tends to be apartment buildings, spaced as close as possible.

Wide boulevards, leafy parks and so forth cannot economically compete unless mandated by the hand of government.
